Please note that animals and smoking are not permitted in any of our holiday homes (except for guide dogs) - failure to adhere to this will result in the loss on any security deposit.

The following terms, conditions and restrictions are made for the benefit of all, please ensure that you read and understanding these requirements as they will form the basis of any letting arrangement (you will be asked to confirm this as part of the booking process).

Please note: that failure to adhere to these arrangements may result in your holiday being terminated and the loss of monies paid - including security deposit.

General:

  1. All information on this site is correct at the time of posting, however the owners reserve the right to change styles, fixtures and fittings without notice.
  2. The information posted within the 'out and about' pages are made as personal preferences and are not endorsements as to the suitability of these attractions and locations for all visitors.
  3. It is the responsibility of the 'customer' to ensure the safety and security of the holiday homes are maintained for the duration of the let.
  4. No pets (or other animals) are permitted in the holiday home under any circumstances.
  5. The holiday home and the holiday park is family focused, as such no single sex groups, stag or hen parties are permitted.
  6. The holiday group must comprise of at least one person over the age of 18.
  7. Smoking is not permitted within the holiday home or within plot area.
  8. All visitors and holiday groups must adhere to the site rules in addition to these conditions and restrictions.
  9. Vehicles brought on to the site must adhere to the stated speed limits and park in designated areas - parking on the grass is not permitted.
  10. Vehicles and their content are brought on to the site at the owners risk.
  11. Holiday groups must act in a responsible manner at all times.
  12. The use of disposable barbeques is not permitted on-site, and no barbeque is to be used within 5 meters of any holiday home or tent.
  13. Open fires are not permitted.
  14. The owners will not accept responsibility for any loss, damage or injury in connection with the holiday let

Bookings and cancellations:

  1. A non-refundable deposit is required to reserve the holiday home on the required dates
  2. The balance of the holiday let cost must be paid in full 6 weeks prior to the start of the holiday
  3. Failure to pay the full cost of the holiday by the 6 week cut-off point may result in your holiday let being cancelled and the forfeiture of all monies paid to date.
  4. A refundable damage deposit on £100.00 is payable on all holiday lets, this is returned following the end of let inspection
  5. If through damage, defect or unforeseeable event it is necessary to take a holiday home booked out of commission the owners will offer an alternative date or a full refund.
  6. If the holiday home is taken out of commission due to damage or defect (not classed as fair wear and tear) during your holiday let the owners reserve the right to seek damages for the repair, loss of income and associated expenses from the customer.
  7. If a holiday is cancelled then the following will apply:
  • Cancellations made 6 weeks prior to arrival date - full refund minus booking deposit and 5% administration charge.
  • Cancellation made within 6 weeks of arrival date - no refund.

Definitions:

Owner - the legal owner of the caravan as stated on the registration and ownership documentation

Customer - the person who enters into the 'holiday let' agreement and all persons named within the holiday booking information

Holiday let - fixed term letting of the holiday home (not exceeding 14 days) to the named customer and their 'holiday group', who will all vacate the holiday home at the end of the holiday let with no right or claim of occupancy

Holiday group - all those named within the booking arrangement (these are the only individuals permitted to reside within the holiday home during the period of the holiday let)

Holiday home - the accommodation as stated within the booking information

Security deposit - the deposit taken as a security against the fair and considerate use of the holiday home to cover unreasonable damage, additional cleaning or for the breach of the restrictions of smoking and animals/pets - this deposit is refundable at the owners discretion and only following end of let inspection

End of let inspection - an inspection completed by the cleaner/cleaning supervisor.

Fair and considerate use - the reasonable use of the holiday home that does not detract or adversely impact on the ability of the owner to continue to let the holiday home at the required standard or rate; actions to the contrary will render the customer liable for reasonable losses.

Damage - damage, breakages, spoils, etc. that are not considered by the owner (and these terms, conditions and restrictions) as being 'fair wear and tear ', for which the customer will be liable.

Fair wear and tear - wear and deterioration of the holiday home through reasonable and considerate use

Unauthorised removal of fixtures, fitting, etc. - removal of any item provided within the holiday home or connected/attached to the holiday home - this will be considered as theft and reported as such.

Inventory lists - lists of fixtures, fittings and equipment present in the holiday home and verified as part of the end of let inspection

Safety and security - necessary precautions needed to protect the holiday home from damage and unauthorised entry of the holiday home for the duration of the holiday let.

Appliance safety and testing - testing required for the safety and security of the holiday home and people.

Personal injury liability - the transfer of liability to the customer for the duration of the let
